How are the phylloxera epidemic that devastated Hungary's vineyards and the famous Hungarian writer Mór Jókai connected to the development of the villa district in Budapest's 12th District? The history of Hegyvidék dates back to prehistoric times, as the area has been inhabited almost continuously ever since. The ancient Romans established farms and villas in several parts of what is now the 12th District, belonging to the wealthier citizens of Aquincum1. The district also played an important role in supplying Buda Castle, and King Matthias Corvinus even had a water conduit built from here, extending as far as Trinity Square2. A major turning point came with the arrival of phylloxera, which devastated the vineyards. With the vines destroyed, the hillsides were gradually subdivided into building plots, marking the beginning of the area's transformation.

Let us now make a great leap forward to 1853, when Mór Jókai purchased one of the newly subdivided plots in Hegyvidék and established his model farm there. The area offered peace and tranquillity, far from the bustle of Buda and Pest4. Jókai's presence helped inspire a growing enthusiasm for villa construction5. Hanna Honthy, Ágnes Nemes Nagy, Gizi Bajor and Imre Makovecz were also among those who owned summer residences in the area6.
